What a Broker Can Do for Buyers

These are just a handful of the questions you have to answer on the journey to owning your new home. I’m Lynn Fairfield, a real estate broker in Libertyville, IL. If you’re house hunting, I can help in a variety of ways.
I’m licensed in both WI and IL, which allows me to assist homebuyers in both states. Why does this matter? Licensed brokers have passed rigorous exams on real estate laws, which may vary by state. Just because brokers hold a license in one state doesn’t mean they’re qualified to assist buyers and sellers in neighboring states.
Having legal knowledge is essential to a smooth homebuying process. You don’t want to get tied up in bureaucracy or be liable for violations.
I’m also a RE/MAX Top Producer, which means I’ve facilitated many high-dollar transactions. What does this mean for you? Communication and Preparation
I’ll be handling a lot of the negotiating, but it’s also an essential part of my job to keep you informed. There’s paperwork that needs to be provided, disclosures that need to be read, and I’m here to ensure all of it gets done properly. One of the ways I do is by sending automated emails containing information about what’s coming up for sale on the MLS. I also prep you for what you need to do as a buyer, such as getting preapproved and finding a real estate attorney.
Experience and Advice
After years watching the market, I’ve learned a few things, and I’m more than happy to share that knowledge with you. For example, you may see photos of a house and instantly fall in love, but I advise that you visit the house before you make any decisions. There are certain things you can only tell from an in-person visit:
- If there’s a need for roof repairs
- Plumbing condition (toilet flushing, water pressure, etc.)
- The surrounding properties
